✅ What We Do
Perform a quick, visual walkthrough of the home
Identify major visible issues that could affect your decision
Estimate age and general condition of furnace, AC, water heater (nameplate visible only)
Conduct a ground‑level roof check using binoculars
Check under sinks for leaks or obvious plumbing concerns
Flush toilets to confirm basic function
Test light switches and note any non‑functional fixtures
Observe signs of moisture, staining, or structural movement
Note obvious electrical concerns (exposed wiring, missing covers, scorch marks)
Check windows and doors for basic operation

No tools (no ladders, no testers, no moisture meter, no thermal camera)
No opening electrical panels, furnace covers, access doors, or attic hatches
No attic or crawlspace entry

Normal walls, ceilings, or floors
